When you introduce a client, you are putting your professional judgment behind that introduction. I take that seriously. Every referral is personally reviewed, clearly documented and handled with the same care I would expect for one of my own relationships.

I consider geography, timing, client needs, property type and whether I am the right person to serve the opportunity directly.
If the opportunity fits my service area and expertise, we discuss moving forward with me. If it does not, I will recommend and, when appropriate, introduce you to a trusted professional who is better positioned locally.
The referral agreement is completed with the professional who will serve the client—me or the trusted local professional. Client-identifying information is shared only after the appropriate agreement is fully executed.

I am a producing broker who remains directly involved in transactions. That matters when the situation becomes complicated, the property needs work or the client needs calm, practical guidance.
Coverage and terms
Send the opportunity for review even when the property or search area is outside my day-to-day personal territory. If I am not the right person to serve the client directly, I may be able to connect you with a trusted professional through my statewide relationships.
Referral fees, claim periods and other material terms vary. Include what your brokerage is proposing, and we can accept or discuss it before anything is final.
Your office, association, state or MLS referral agreement is welcome. A draft may be uploaded during review, provided it does not yet contain client identity or contact information.
Common questions
Every opportunity is personally reviewed by Ryan. When the geography, client needs and opportunity align, Ryan may serve the client directly. When another local professional is better positioned to help, Ryan will discuss a transparent warm introduction with you rather than quietly routing the relationship elsewhere.
The referring professional proposes the referral fee, claim period and other terms. Ryan will review those terms and may accept or discuss them before the agreement is executed. The website does not advertise a fixed fee.
Use the appropriate form normally used by your brokerage, association, state or MLS. The required agent and designated-broker signatures must be completed before client information is released.
Only after the referral agreement is fully executed and Ryan confirms that client information may be shared. The initial form intentionally asks for non-identifying opportunity details only.
You will receive an immediate confirmation that the submission was received. Ryan normally provides a personal response within one business day. Submission itself is not acceptance of the referral or its proposed terms.
Ryan will provide appropriate milestone updates while protecting the client's confidentiality and following the terms of the executed referral agreement.
